Most luxury homeowners building in Puerto Rico are mainland buyers used to a specific standard of finish work, communication, and project management. We bridge that gap. Anchored's owners are on the tools daily, and we partner with the best local trades for everything we don't do ourselves. You get island know-how and mainland-grade execution on the same job.
Luxury custom builds in Puerto Rico's high-end markets (Dorado, San Juan, Rincon) typically run from $500 to $900+ per square foot for high-spec finishes. Renovations of existing villas range from $200 to $600 per square foot depending on scope. Every project we quote is fixed-scope with transparent line-item pricing.
From signed contract to keys: 14 to 22 months for ground-up custom builds, depending on permitting. Major renovations run 6 to 14 months. We build the timeline into the contract and report against it monthly. We do not start the clock until permits are in hand.
Yes. We manage permitting, OGPe (Oficina de Gerencia de Permisos) submissions, surveyor coordination, engineer of record sign-offs, and final inspections. You are not chasing paperwork on the island while you're in New York or Toronto.
Quarterly deep inspections, preventive maintenance, storm prep, hurricane response, vendor coordination (pool, landscaping, HVAC, electrical), pre-arrival turnover so the house is ready when you land, and a single point of contact who answers within hours. We do not rent the home. Your property stays low-traffic and discreet.
Anchored Interiors is based in Toronto, Canada, and works extensively in the Toronto / GTA luxury market. Our Puerto Rico operation is a dedicated arm for clients building on the island. We also evaluate select projects in Miami and the broader US luxury market.
